Energy Performance Certificates for Gas and Electricity

The Government has introduced new legislation as part of the EU Energy Performance of Buildings Directive (England & Wales) Regulations 2007.

From 1st October 2008, all commercial properties being marketed for sale or lease will require by law a Commercial Energy Performance Certificate (CEPC). These are similar in nature to those included within the Home Information Pack for the disposal of residential accommodation.

An EPC, which is valid for ten years, indicates how energy (gas and electicity) efficient a building is and broadly similar to energy labels provided with many appliances and vehicles. An EPC must also be accompanied with a report providing recommendations to improve energy efficiency for a building.

It is the responsibility of the seller to provide an EPC to a prospective buyer as soon as the process of offering a building for sale is commenced.

It is the responsibility of the landlord to make an EPC available to a prospective tenant as soon as a building is in the process of being let.

An EPC is not required in some cases such as:

– Lease renewals or extensions;
– Compulsory purchase orders, and
– Lease surrenders;

At PH Energy Services we appoint qualified surveyors who can prepare and formulate Energy Performance Certificates on your behalf. Call us on 0800 0436771 for impartial advice on your EPC requirements.
